We meet you and understand your requirements regarding budget, asset type and purchase timelines. We make you familiar with our buying process and also highlight the benefits of working with us.

We deep dive into your requirements to understand more about your must-haves and should-haves in the desirable property and also, the budget, asset type and location preference to draft a ‘Buyer’s brief’. We also look into the current state of your portfolio(if any) and understand your end goals to make sure we align with them. Our aim is to draft a clear strategy to find properties that suits your requirements as much as possible in the current market. 

3. RESEARCH AND PROPERTY SEARCH

Based on the agreed strategy, we research areas using tools, data points and market conditions to determine the best locations for your investment to come up with location recommendation. Upon seeking your go ahead, we get in touch with our real estate contacts in the area(s) to source properties matching your requirement. We inspect the shortlisted properties on your behalf and advise if anything needs further investigation or clarification. 

4. DUE DILIGENCE AND NEGOTIATION

We do thorough due diligence on the shortlisted property which passes our initial investigation and liking. Upon satisfaction of due diligence, we do detailed comparative market analysis ourselves to determine the real value in the current market. We negotiate the best price and terms possible using our negotiation expertise and eliminate any emotion-driven decision.

5. PURCHASE PROCESS

Upon offer acceptance, we connect you with relevant professionals engaged from offer acceptance till settlement and liaise on your behalf. We make sure the purchase process is smooth and any issues arising from building and pest inspection reports, strata reports, pool safety certificates are considered carefully and if needed, price is further negotiated. We do pre-settlement inspections on your behalf and organise key collection after settlement.
